How the
program works:
-
The
homeowners association board of
directors or acquisition committee
contacts FMO Conversion Services. We
will send an information packet and set
up an appointment with the Board or
Acquisition Committee to
determine where the residents are in the
conversion process. Some residents will
be taking their first step in learning
about how to purchase their community.
Other residents may have already made an
offer to the park owner and want to
update the proposal. FMO Conversion
Services is ready to assist no matter
what level the homeowners have reached
in the process. In addition those
homeowner associations under a 45-day
right of first refusal, the evaluation
process will be expedited in order to
accommodate the time constraints
involved.
-
FMO
Conversion Services will then review the
information provided from the
Information Packet. If more information is needed, the
board or committee will be contacted and
instructed accordingly. We will then set
up a free educational seminar for whole
community.
-
At the
meeting, FMO Conversion Services will
determine whether the homeowners
association needs to do further
preparation or is ready to move forward
toward a purchase. A service agreement outlining FMO Conversion Services' fees and
services will be explained and presented
to the board of directors or the
acquisition committee. After this
contract is signed by the board, FMO
Conversion Services will then move
forward with he analysis phase of the
process.
-
FMO
Conversion Services will prepare an
in-depth evaluation of the community
projecting the income and expenses of
the park and determining a fair market
value and proposed purchase price. Once
the board of directors or acquisition
committee reviews this evaluation, it
will determine if it want to proceed
with an offer to purchase.
